Eighth & Main is a multipurpose tower rising in the heart of Boise’s thriving downtown. Standing 325 feet tall at its highest point, it provides more than 250,000 square feet of office, retail and restaurant space, as well as reserved private parking and connections to a nearby parking garage on three levels. The 18-story tower includes plaza space on the second floor with a large balcony and an onsite health club.
The structure was built to LEED Silver standards, reducing energy use and occupancy costs for all tenants. In addition to the core and shell, ESI completed tenant improvements for several of the leasing tenants, including Zion’s Bank (58,000 square feet), Holland and Hart (48,000 square feet), CTA Architects and Engineers (19,000 square feet), and Ruth’s Chris Steak House (9,000 square feet).
In addition to providing pre-construction, value analysis, construction management and general contracting services, as well as 85% of the tenant improvements, ESI also self-performed much of the building’s concrete work using its own manpower.
