Building the New Economy

How ESI’s Disciplined Growth Strategy Is Positioning the Company and Its Customers for the Future

We are living through a moment unlike anything in modern history. The convergence of artificial intelligence, modernizing the energy sector, and domestic manufacturing trends is reshaping the construction industry at a pace and scale that demands more than just the capacity to build. It demands vision, alignment, and the right people to lay the groundwork for an evolving economic landscape.

ESI is ready to meet that demand. And we’ve been ready for years.

The Scale of What’s Coming

The numbers are staggering, and they’re real. According to BlackRock, $10 trillion in global infrastructure investment will be needed by 2033 to support the demands of AI processing alone, which includes energy production and distribution, as well as water/wastewater systems. This is not a projection built on speculation; it’s the result of an economy undergoing structural transformation.

“Construction is no longer cyclical, it is foundational,” concludes ESI Vice President Ben Davee, who oversees the company’s strategy and growth initiatives. “ESI is aligning its people, technology, and operations around the long-term infrastructure needs of AI, energy, advanced manufacturing, and mission-critical systems,” Davee adds.

Three sectors in particular are driving what many analysts now call the “advanced technologies” construction boom:

  • Artificial Intelligence: The insatiable demand for computing power is spawning a global buildout of hyperscale data centers, each requiring vast quantities of power, cooling, and connectivity infrastructure.
  • Energy: From traditional generation to nuclear, renewables, and grid modernization, the energy sector is undergoing its most significant capital investment cycle in generations.
  • Advanced Manufacturing: The reshoring of semiconductor fabrication and other high-tech manufacturing to U.S. soil represents a generational shift in industry. It also presents a construction opportunity of extraordinary scale.

Critical infrastructure like water/wastewater systems often go unnoticed but cannot be overlooked as we explore these emerging markets. Semiconductor fabrication is especially water-intensive, and AI data centers require massive cooling capacity. Building these facilities is inseparable from building and upgrading the water systems that serve them.

Reshaping the water infrastructure landscape

Already in Position

What sets ESI apart in this environment isn’t ambition, it’s experience. Long before “advanced technologies” became a catchphrase in the construction industry, ESI and its sister company ESTECH were quietly building the kinds of facilities that define this sector today. This work includes:

  • Semiconductor manufacturing facilities and the complex water/wastewater infrastructure required to support them
  • Mission-critical federal facilities built to exacting standards around the globe
  • Data centers at commercial and enterprise scale
  • Electric vehicle charging and distribution infrastructure
  • Nuclear energy testing and research centers

Building the space to innovate

These projects were delivered successfully, built by skilled teams of construction professionals who often self-performed multiple scopes of work across disciplines, including concrete, mechanical, electrical, and telecommunications.

ESI’s corporate structure is consolidating and aligning specifically to bring these capabilities to bear more efficiently, ensuring that our business units and teams operate in close coordination to serve customers whose projects span multiple industries and geographies.

We’re Not Abandoning What Made Us Great

It would be tempting, in a moment like this, to pivot entirely toward the newest and most lucrative markets. That’s not ESI’s approach. From the 1990s to today, we have built the nation’s leading retail and grocery construction program, which the Engineering News-Record (ENR) recognizes in its annual national survey of general contractors. We intend to honor that legacy and continue to support our valued customers in this market. Our relationships with the country’s top retailers run deep, and they count on us to support their own strategic growth objectives.

Similarly, ESI is and will remain an Idaho company and we are invested in the future of our home state. We continue to take on projects like local energy and water infrastructure projects, career and technical education (CTE) and higher education facilities that are building the next generation of construction professionals, and public buildings that serve citizens, even in remote parts of the state. Through ESI CARES we make an impact in every community we touch locally through charitable giving and volunteering.

A Disciplined Growth Strategy Built From a Solid Foundation

As we reflect on where we’ve been and look towards an exciting future, we know that unfocused growth is a trap. Companies that chase volume without strategy stretch their teams, dilute their quality standards, and ultimately disappoint their customers. ESI’s growth strategy is deliberately disciplined, built around four principles that ensure we can meet the demands of the new economy without sacrificing the craftsmanship and service that define us.

Investing in People

Everything begins with talent. ESI is committed to building and sustaining a pipeline of well-trained, highly skilled construction professionals who don’t just fill seats, but develop careers. The ESI Academy provides structured training that complements hands-on field experience, while our mentorship culture ensures that institutional knowledge flows from veteran leaders to the next generation. Consistent recruitment and retention efforts reinforce our teams of craft specialists across every discipline.

First-Choice Service

Being a builder of choice or providing first-choice service are not slogans; it is a cultural commitment operationalized through in-depth training, dedicated customer follow-up, and intentionally cultivating productive partnerships that last. Our customers should always feel that ESI is the easiest, most reliable call they can make. That standard applies whether we are building a hyperscale data center or completing a retail remodel.

Strategic Selectivity

ESI is aligning its business units to pursue high-margin work that advances our strategic goals and not just chase every high-end opportunity. Every pursuit comes with a plan and a unified team behind it. We field the right people and resources for the right jobs, ensuring our customers get the full force of our expertise rather than a distracted, overstretched team.

Technology-Enabled Operations

The construction industry has historically been slow to embrace new technology. The demands of the new economy will not wait for the industry to catch up. ESI is proactively investing in improved IT infrastructure, stronger data governance, and streamlined workflows, from consolidated enterprise resource planning (ERP) systems to customer service platforms.

Improving data infrastructure

We are also integrating artificial intelligence into our business processes, using it to automate repeatable tasks, enhance analytics, and inform decision-making. ESI CEO and President Neil Nelson observes, “We are not adopting AI because it is trendy. We are doing it because the teams that use it well are going to outperform the ones that do not.”

AI is a tool. Just like the tools our team members carry in the field, it amplifies capability without replacing judgment. The expertise and experience of our people are irreplaceable, and our use of AI is in service of that expertise, not a substitute for it.

This Historic Moment Calls for Builders

The greatest construction undertaking in modern history is underway. The infrastructure of the new economy — AI, energy, advanced technologies manufacturing, and water systems — will be built over the next decade, and it will be built by companies that have the experience, the talent, and the discipline to deliver at scale without losing the commitment to quality that defines their reputation.

ESI has spent years building that foundation. We are not arriving late to this moment. We are already here doing the job, and we’re ready to build what the future requires.
