A Luxury Apartment Complex for Students

The Identity Student Housing project is a luxury apartment building, comprised of four levels of wood-framed construction over a single, one story concrete podium. There are a total of 94 dwellings and 295 beds, with ADA and adaptable units. Catering to the Boise State University student population, the apartments have LVT floors in all the non-carpeted areas, stainless fixtures and appliances, quartz countertops, and shower walls finished with cultured marble surrounds.

Overcoming Challenges and Achieving Teamwork

On top of the challenge of a fast-tracked schedule for the magnitude of this project, ESI also had to overcome the changing of the owner team after construction had begun. The new ownership team brought new preferences for spaces and finishes, which led to many substantial scope changes that had to be executed “just-in-time.” Given the cyclical nature of student housing projects with rigid move-in targets that are driven by the school season for colleges, teamwork between ESI and the new owner had to be established quickly and executed seamlessly to incorporate these new ideas and changes without time extensions to the schedule.

Community Amenities

The apartment complex features community amenities that are reflective of the student residents. A rooftop lounge offers the best views of campus – complete with an outdoor fireplace, TV viewing area, and communal seating. Most of the first level contains meeting rooms, lounging & gaming rooms, along with a fully equipped gym/yoga studio.
