Appealing downtown living
The Hearth on Broad is a mixed-use apartment building located in downtown Boise, Idaho. This uniquely Z-shaped building includes 161 livable units, 5,000 square feet of retail space on the ground level, and common areas consisting of parking, green roof patio space, lounges, spa, and fitness amenities, and more.
Challenges Overcome
ESI worked to mitigate or resolve numerous challenges throughout the construction process. This included navigating a tight, zero lot line site facing Myrtle Street, the busiest street downtown. Ongoing COVID supply issues slowed delivery of special windows and appliances, and the project was also directly on the City of Boise’s height restriction, so there was no room for the building to be out of tolerance. Despite these obstacles, ESI was even able to build the post-tension parking garage up to the podium 1.5 months ahead of schedule.
