827,000 square feet of new living space
ESI was the construction manager and general contractor for the construction of ten three-story residential buildings totaling 360 units, a clubhouse/fitness center, game room, pool, meeting spaces, and other site amenities. Additional scope of work included utilities and off-site work for a deceleration lane and new traffic light plus paving, hardscape, landscape, surface parking, lighting, and signage.
Five phases of construction
The project was completed in five phases. Seventy-two units came online per phase, enabling our customer to start leasing earlier than anticipated.
Cost-effective planning
Coordinating with the City of Meridian, ESI was able to phase and apply for foundation permits early to accelerate the schedule. Through a value analysis (VA) effort with the project team, the design team, and owners, the customer was able to receive significant cost savings. The VA process provided opportunities for the team to remove some scope and to identify interior finishes options that respected the design intent while providing the customer with a more cost-effective alternative.
